The amenities guests search for most on Airbnb and the ones linked to the biggest revenue lifts, with the products hosts use to add them.
Guests filter before they ever read your description. If your listing does not have the amenity they ticked, you never show up. And some amenities do more than get you into search: they are tied to noticeably higher revenue. Here is what the data says in 2026, and the products hosts use to add each one.
Airbnb published its most-searched amenities for 2025. In order: pool, free parking, wifi, air conditioning or heating, kitchen, hot tub, washer or dryer, self check-in, TV and BBQ grill.
Most hosts already cover wifi, kitchen and parking. The gaps that cost bookings are usually hot tub, air conditioning, self check-in and a grill.
IntelliHost analyzed 32,237 active US two-bedroom listings using Key Data and compared median revenue against similar listings in the same ZIP code. These are correlations, not guarantees, but the gaps are large:
AirDNA found something similar at the high end: in luxury listings, pools are linked to about 38% higher RevPAR and hot tubs to about 33%.
A hot tub is both a top search filter and one of the biggest revenue movers. If a built-in spa is not in the budget, an inflatable model like the Intex PureSpa 6-Person Hot Tub lets you test demand before committing. Add clear hot tub rules to your house manual and confirm your insurance covers it.
The dishwasher is the sleeper hit of the data, linked to a median 38% revenue lift. It signals a fully equipped home. No plumbing hookup? A countertop unit like the EUHOMY Portable Dishwasher fills from its own tank and still lets you tick the amenity.
Airbnb says searches using its EV charger filter grew more than 80% in a year, and listings with chargers are booked about two more nights on average. A Level 2 charger like the ChargePoint HomeFlex plugs into a NEMA 14-50 outlet installed by an electrician.
AC sits in Airbnb's top four searches, so a listing without it drops out of summer results entirely. For bedrooms, a quiet inverter unit like the Midea U-Shaped Window AC keeps noise complaints out of your reviews.
A grill is one of the cheapest top-10 amenities to add. The Weber Original Kettle 22" is the grill nearly every guest already knows how to use. Pair it with a pizza oven if you want an experience guests photograph.
AvantStay, which manages 2,300+ homes, says game rooms let homes charge $25 to $75 more per night. At a $40 premium over 200 booked nights, that is about $8,000 a year. An arcade cabinet, a ping pong table and yard games like cornhole are the usual starting points.
Key Data found pet-friendly rentals earned 24% more RevPAR, with about 9% higher ADR and 54% vs 48% occupancy. Yet only about 22% of US rentals allow pets. A folding dog crate and a washable dog bed protect your furniture and make yes an easy answer.
Stays of 28+ nights are Airbnb's fastest-growing trip length, and Airbnb tells hosts that remote workers look for a dedicated workspace with ergonomic support. A real 4K monitor, an ergonomic chair and a laptop stand turn a desk into a workspace worth listing.
Ocean-view listings earn a median 49% more, and guests want to use the water they booked for. Paddle boards, kayaks and a wind-proof beach shelter are easy wins for lake and coastal homes.
Airbnb lists a high chair, travel crib and baby gates as the core family amenities, and Hostaway reports that listings marked kid-friendly convert better on Vrbo. Start with a pressure-mount baby gate, a Pack n Play and a high chair.
