Co-host vs property manager: what's the difference?

  • Co-host. Usually runs your listing, pricing and guest messaging, and coordinates cleaners, while you stay the host of record. Fees are lower, often 10% to 20%.
  • Full-service manager. Takes over everything, including maintenance, supplies, local emergencies and often their own booking channels. Fees are higher, often 20% to 35%.

Questions to ask before you sign

  1. Is the fee charged on gross revenue, or after cleaning fees and platform fees?
  2. Is there a setup fee, a minimum term, or a cancellation notice period? (Some ask for 90 days.)
  3. Who owns the listing and its reviews if you leave?
  4. How are maintenance calls billed, and is there a markup on parts?
  5. What does the monthly owner statement look like?
