Tampa Bay is really two rental markets: the city side, with Tampa's neighborhoods, sports and convention traffic, and the Gulf beach side in Pinellas County, from St. Pete Beach to Clearwater. Rules vary city by city, and both Hillsborough and Pinellas counties have added registration programs for unincorporated areas, so the first question is always which jurisdiction your address falls under.
As of 2026, unincorporated Pinellas County requires a short-term rental Certificate of Use for homes rented more than three times a year for stays under 30 days. The county lists a $450 annual fee plus inspections, a cap of two guests per bedroom plus two in one common area with 10 maximum, one off-street parking space per three guests, quiet hours from 10 p.m. to 9 a.m., and a posted notice with the responsible party's contact details. Many Pinellas beach cities set their own minimum stays, and some residential zones effectively rule out nightly rentals, so check the city code before you buy.
Hillsborough County commissioners approved a vacation rental registry for unincorporated areas in September 2026, with a $200 annual fee and inspections, taking effect January 1, 2027. Tampa, Temple Terrace and Plant City may opt in, so watch for city action.
Taxes include Florida's 6% state transient rental tax, the county discretionary surtax, and a 6% tourist development tax in both Hillsborough and Pinellas, collected by each county. Airbnb's Florida tax page lists both counties' tourist taxes among those it collects. If you also take direct or other platform bookings, register with your county tax collector and remit those yourself.
We did not find a published Tampa Bay price survey, so get at least two written quotes. Beach homes on the Pinellas barrier islands usually cost more to turn than a South Tampa or St. Pete condo, because of sand, pools, outdoor showers and beach gear. Bridge traffic and drive time between Tampa and the beaches also factor into what teams charge, so a cleaner based on the same side of the bay is often easier to schedule.
Winter and spring are peak, roughly January through April, with Gasparilla in late January, spring training and spring break. Summer is hot with more Florida families and fewer snowbirds. Hurricane season runs June through November, and the 2024 storms Helene and Milton showed how fast beach-area rentals can go offline. Build storm prep, debris checks and post-storm inspections into your cleaning or co-host agreement.
The new Hillsborough registry covers unincorporated areas starting January 1, 2027, and the City of Tampa may choose to opt in. Check with the city and county before listing.
