"How much should an Airbnb cleaning cost?" is one of the first questions every new host asks, and most answers online are national averages that don't match your market. So we pulled the published turnover prices from the cleaning companies in our Airbnb Host Services Directory. Below is what 32 local cleaners actually list on their own websites, market by market.

The short answer

Across the companies that publish prices, a standard turnover for a studio or one bedroom usually starts between $75 and $180. Two and three bedroom homes land roughly between $125 and $250, and large homes with four or more bedrooms run from about $250 to $500. Deep cleans cost more, often $250 to $590.

Most cleaners price by bedroom count or square footage. Some charge by the hour instead, usually $50 to $60 per cleaner per hour.

What changes the price of a turnover

• Bedrooms and bathrooms. This is the main driver. Nearly every price list above steps up by bedroom count.
• Linens and laundry. Some cleaners include laundry in the rate. Others charge per guest turn for linens (for example, from $35 per turn) or bill laundry by the pound.
• Guest supplies. Restocking toiletries, coffee and paper goods is often a separate line, around $15 per turnover.
• Same-day flips. Tight check-out to check-in windows can add a rush fee.
• Hot tubs, pools and grills. These are usually extra, or handled by a separate vendor.
• Volume. Hosts with three or more properties often get portfolio pricing.

How to pick a cleaner

1. Look for a company that specifically does short-term rental turnovers, not just house cleaning. Turnover crews check in with photos, report damage and restock.
2. Ask how they handle same-day turnovers and who backs them up when a cleaner is sick.
3. Ask for photo reports after every clean. Most good STR cleaners send them automatically through Turno, Breezeway or your PMS.
4. Check the Google rating and how many reviews it's based on. A 4.8 from 200 reviews tells you more than a 5.0 from 3.
