Wisconsin Dells calls itself the Waterpark Capital of the World, and its rental market follows family vacation patterns more than most. The area spans several jurisdictions, mainly the City of Wisconsin Dells and the Village of Lake Delton, plus surrounding towns in Sauk, Columbia, Adams and Juneau counties, and each sets its own licensing rules on top of state law.
Wisconsin law bars local governments from banning rentals of seven days or longer, but municipalities can prohibit shorter stays and can require licenses. Most short-term rentals in Wisconsin also need a tourist rooming house license, issued by the state or a local health agent, which in this area typically means a health inspection. As of 2026, Lake Delton offers Class A licenses for stays under seven days and Class B for 7 to 29 days, and prohibits stays under seven days in single-family and duplex homes in its Residential and Waterfront Commercial districts. Lake Delton applications require a Sauk County health inspection permit, a Wisconsin seller's permit, a village room tax number, $300,000 in liability insurance, a parking site plan and an occupancy limit of two per bedroom plus two. Non-local owners need a property manager or resident agent within 30 minutes, and applications are due August 1 for licenses running October 1 to September 30. The City of Wisconsin Dells lists an overnight lodging license and a room tax permit through the City Clerk.
Taxes stack up: 5% state sales tax, a 0.5% county tax in most counties, a 1.25% premier resort area tax in both the City of Wisconsin Dells and Lake Delton, and local room tax. The city's room tax is 5.5%, with returns due the 20th of the following month. Airbnb says it collects the state, county and premier resort taxes, and Wisconsin requires marketplace providers to file local room tax, but confirm each piece on your payout reports.
We did not find a published local price survey. HomeGuide notes that smaller cities and rural areas tend to run well below big-metro pricing, but local factors push the other way: many Dells rentals are cabins and lake homes sized for big families, with hot tubs, game rooms and fire pits. Get at least two written quotes and ask whether laundry, hot tub service and firewood restocking are included.
Summer, roughly Memorial Day through Labor Day, is peak, when outdoor waterparks, river tours and lake traffic fill the area. Indoor waterpark resorts keep winter weekends and school breaks busy, and fall weekends draw leaf and harvest visitors. Weekday demand drops sharply in the off-season. Seasonal hiring makes summer cleaning labor tight, so commit to a cleaner before spring.
Not in single-family or duplex homes in the village's Residential and Waterfront Commercial districts, where stays under seven days are prohibited as of 2026. Check your zoning with the village.
